The Hicks Tract (#03019-03558) is a ~ 40-acre parcel of timberland located in southern Union Parish about 7 miles southeast of Farmerville, LA (North 32.697106°, West 92.322217°). The topography is well-drained with the terrain sloping downwards towards the center where Francis Creek, a perennial stream, flows through the property. Access to the northwestern corner of the property is available with a woodsroad running south from Ruggs Bluff Road aka Union Road #5587 for about a quarter-mile. A little over half of the tract was cleared and replanted in about 2010 with Loblolly pine; the remaining portion is stocked with a mixed stand of bottomland hardwood (a timber inventory estimate is available upon request). According to the USDA NRCS web soil survey, the soil composition of the property is an assortment of fine sandy loams that give the tract an excellent weighted average site index of 91.7 feet for Loblolly Pine (base age 50).
